GA Hangar Rent Index

The GA Hangar Rent Index is the quarterly market-rent benchmark for US general aviation hangar storage. Appraisers, airport sponsors, FBO acquirers, lenders, and tenants use it to ground rent decisions in market evidence.

For decades there was no public benchmark for what general aviation hangar space rents for in the United States. Aircraft owners negotiated renewals against anecdote, appraisers reconciled rent conclusions to scattered local surveys, and airport sponsors set rates with no market reference. Every participant in the market worked partially blind.

The GA Hangar Rent Index closes that gap. Published each quarter by Valuation Takes Flight LLC, it tracks the market rent of US general aviation hangar storage. What the Index measures

The Index measures market rents for general aviation hangar storage across US airports. Market rent is the rate hangar space would command in a current open-market transaction between a willing landlord and a willing tenant, which is distinct from in-place contract rents that can lag the market by years.

Hangar rents differ by product type. A T-hangar bay, a common box hangar, and a large corporate hangar rent on entirely different scales, and a credible benchmark has to account for that mix rather than averaging across it. The quarterly report gives subscribers the segment detail behind the headline level.

Readings are published as an index rather than a national dollar rate. An index states cumulative change in market rent since the base period, which keeps quarterly movements comparable over the life of the series and avoids implying a single price for a market where a rural T-hangar and a metro corporate box are not the same product.
